Terms of Use
Effective October 16, 2026 · Operated by Eight Zero Seven LLC (“8zero7”)
The short version: ClosingCal is a free tool that helps you estimate deadlines. It's not legal advice, it can be wrong, and the signed contract always controls, so verify every date.
1. What ClosingCal is
ClosingCal (www.closingcal.app) is a free, informational tool that estimates real estate contract deadlines from standard form defaults and published day-counting rules. It's operated by Eight Zero Seven LLC, a Florida limited liability company that does business as “8zero7” (“we,” “us”). By using the site you agree to these Terms. If you don't agree, please don't use it.
2. Not legal or real estate advice
ClosingCal is not legal, real estate, tax, or financial advice, and using it doesn't create an attorney-client, broker-client, or any other professional relationship. We are not a law firm or a real estate brokerage.
The signed contract controls. Your actual deadlines depend on the signed contract, its addenda, counteroffers and amendments, any local or brokerage practices, and applicable law. Where those differ from ClosingCal, they win. For questions about a specific transaction, talk to your broker, a real estate attorney, or another qualified professional.
3. You are responsible for verifying deadlines
You're responsible for confirming every date against the signed contract before relying on it, sharing it with a client, or acting on it. Some rules are marked “verify” because we could not fully confirm them against the current official form. Treat every result, marked or not, as a starting point to check, not a final answer. Calendar files, PDFs, share links and reminders are for convenience only.
4. No warranty
The site and all content are provided “as is” and “as available,” without warranties of any kind, express or implied. That includes accuracy, completeness, timeliness, merchantability, fitness for a particular purpose, and non-infringement. Forms, holidays and rules change. We don't promise the data is current, error-free, or that the site will be available or free of bugs.
5. Limitation of liability
To the fullest extent the law allows, Eight Zero Seven LLC and its members, employees and partners will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any lost profits, lost deposits, lost commissions, missed deadlines, terminated contracts, or lost data, arising from or related to your use of (or inability to use) ClosingCal, even if we were told such damages were possible.
Our total liability for any claim related to the site is limited to the greater of the amount you paid us to use it (which, for a free tool, is zero) or US $50. Some jurisdictions don't allow certain limitations, so some of these may not apply to you.
You agree to indemnify us against claims arising from your misuse of the site or your violation of these Terms.
6. Acceptable use
You may use ClosingCal for your own work, including with clients. You agree not to:
- break the law or anyone's rights while using the site;
- scrape, bulk-download, or resell the site's data or pages, or overload the site with automated requests (ordinary search-engine indexing is fine);
- try to break, probe, or bypass the site's security, or introduce malware;
- present ClosingCal's output as legal advice or as coming from us when it doesn't;
- frame or copy the site in a way that suggests we endorse you.
7. Intellectual property
The ClosingCal name, logo, design, software and original explanations are owned by Eight Zero Seven LLC and protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable right to use the site as these Terms allow. Official contract forms and the names of forms and associations belong to their respective owners. We reference them only to identify and cite sources, and we're not affiliated with or endorsed by them.
8. Third-party links, Clyve and sponsors
The site links to third-party websites, including official form sources, Clyve, and sponsors. Clyve is a separate product with its own terms and privacy policy, which apply when you use it. We don't control other sites and aren't responsible for their content, products, or practices.
9. Sponsored content disclosure
ClosingCal is free because it's supported by sponsors and by promoting related products. Some placements, such as state sponsors (for example title, escrow or lending companies), newsletter sponsorships and featured spots, may be paid, and we'll label them “Sponsored” or similar. ClosingCal is built by the team behind Clyve, and we promote Clyve on the site. We may earn money if you sign up for a sponsor's or partner's product. Sponsorship never changes how deadlines are calculated.
10. Changes to the site and these Terms
We may change, suspend, or discontinue any part of the site at any time. We may update these Terms. When we do, we'll change the effective date above, and continuing to use the site after that means you accept the updated Terms.
11. Governing law and venue
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules. Any dispute arising from these Terms or the site will be brought exclusively in the state or federal courts located in Brevard County, Florida, and you consent to their jurisdiction. If any part of these Terms is unenforceable, the rest remains in effect. Our not enforcing a provision isn't a waiver. These Terms and our Privacy Policy are the entire agreement between you and us about the site.
